Shared driveway easement

How much detail do you go into a shared driveway easement.
I normally mention it and refer reader to Prelim.
Am I suppose to see an agreement and see what restrictions and terms on the shared driveway with neighbor?
 
I'm way less than an expert, but I state its existence and indicate whether I personally observed it, or whether I became aware because of the plat or prelim, then of course a statement about its impact on market value and marketability will be requested by the client. Seems that some neighborhoods have many although most neighborhoods have few if any. (Not much help, although the way the AF works I almost for sure will encounter the subject of an assignment with an easement within 48 hours. Curse of the Forum although it sure helps to be thinking about a concept because of the AF because it actually occurs.
 
Just state there is a shared common driveway , I usually ask the owners
but if nobody knows let the lender deal with it they can contact Title Company to search for one and if they need one thats not your problem.
 
I'm thinking of giving it a negative adjustment since it's better to have own driveway.
No comps with shared driveway.
Thinking of adjusting cost of putting new driveway in case next door won't contribute.

Doesn't the easement exist because there is not enough front space on the subject parcel for a driveway? If that's the case, the cost to build a driveway would be moot.
 
1620957102188.pngThis little jewel in the crown is accessed by a vague "easement 30' wide" that crosses over one parcel and shares the drive with another parcel as well as the first parcel having to use it to get to part of their property...

It's a circular driveway so it benefits both properties in coming in and leaving.
