Maybe a dumb question but what does FHA say about shared garages (The left side is owned by one individual and the right side by the neighbor)? Actually doing a USDA appraisal but have never ran into a shared garage before. I am still waiting on the survey to see where exactly the property line is. The subject is not a PUD or condo. Photo is attached.

FHA does not speak directly to this situation. FHA does comment on shared drives, though, and requires that there be a written, recorded agreement. Your situation is no different than a condo with a shared garage, which is acceptable to FHA, because it is clearly defined in the recorded condo docs. If you are not a condo, you are certainly a PUD, and there must be a written recorded document that addresses the terms of sharing, maintenance, etc.

My guess would be that it would be OK, as long as there is a written recorded document clearly specifying all of the conditions of use and maintenance...

I kinda agree. However, if it is a PUD (or condo) the project must be FHA approved in order for the loan to be insurable. There ARE exceptions and maybe this situation would be one of them. Where's that FHA staff guy that is a member of the forum?
 
Not a pud or condo, just a 1950's home with a shared garage with the neighbor
 
Tough call than. I would still fall back on requiring some type of written use and maintenance agreement, because that is what FHA requires for a shred drive. I have no other grounds on which to base an opinion...

This is EXACTLY why I believe FHA will require a written and recorded maintenance and use agreement. Certainly the OP will condition the appraisal for repair of that support. Which brings up the question: Who pays for it? What if the neighbor doesn't want to help out? What if the neighbor and the owner have bad blood, and the neighbor will not allow his side of the support to be touched?

Looking even closer, I think there are some drainage issues here, along with wood rot due to the wood touching the ground (in what appears to be a low and most likely frequently damp or wet area of the yard...)
 
What's up with the cement block?
 
the block is not the support, just setting in front of the center support beam.
