Skylight is the only window egress

Bedroom has a skylight and no other windows. The skylight is on an angle along a pitched roof so a step stool would be enough to access it. Do you think that this is sufficient egress?
 
No. Not for FHA.

Witht that being said.......appraisers should never quote building codes (unless they also hold a contractor license) but how could anywhere allow a bedroom with no window?

Wondering how tall the shortest wall is in that bedroom? Do any walls have exterior access for a typical window? Just......kind of odd.
 
UBC is online and so are the codes for most jurisdictions. If you have that information you can quote it, but be sure to cite your reference.

This appears to be a former unfinished attic that owners made into rooms.
 
Essentially although it does have its own heat, closet, privacy door, and does not serve as a corridor to access other rooms but no window.
 
A skylight is a light source, it is not egress.

No window, (or similar egress) then no bedroom, regardless of how well finished it is otherwise.
