My OK Newsletter Thread is only 4 down...and that was 6 mo. ago.
The new letter is out. Thought it interesting to say the least.
There are less than 50% of the Trainees than the peak in 12/04. Yet there is Certified and Lic appraisers than there were in mid-1998. In fact, there may be fewer appraisers in OK than since the early 1990's.
There also were more CR's than 10 years ago, but fewer CGs and that trend seems to hold in Arkansas as well. Clearly banks have a wider choice of residential appraisers than they do certified general appraisers.
This is the opportune time for CRs & SLs to learn the craft of the CG and find a bank willing to give you below minimus work ($250,000.) You do not need a supervisor if the value is below $250,000. Go for it.
I got a call last week from an area that is at the very fringe of my range into OK and they were begging for a farm appraiser to do a farm in a divorce. I turned them down but the opportunity is there. Go for it.
