Just want to give this website a plug. It has saved me a ton of time and energy in measuring and drawing (especially the more complex floorplans). Also provides original images from the developer's brochure with descriptions of improvements common area amenities, etc., along with easy links to plat maps, flood maps, zoning info, etc. Unlimited membership fee is $200 a year and definitely worth it. Appraisers; consider the following; if you are billing $400.00 for an appraisal that takes you 5 hours to complete, then simple math indicates that you are billing $80.00 per hour for your time. Conservatively speaking, it takes at least one hour to measure a house, draw in the interior walls (or pencil in the approximate room locations), download this into your appraisal program, and obtain specific zoning information and a plat map. Based upon the example above, SoCal Floorplans can save you an hour per appraisal or $80.00. At this rate of savings, SoCal Floorplans will pay for a full membership in less than four appraisals! How much is your time worth?

I believe the above is suggesting, rather than draw what the appraiser has measured, or even measure the home, just substitute the drawing they have into your appraisal report.

I can see the need to have the original floor plan drawing on a really difficult and complex layout with angles and curves to check your work but I would think relying solely on the builder's drawing is not good appraisal practice.

Plat maps are available through Sandicor with Realist.

Zoning information is available on line for most cities. It is not that big of a time saver even if the appraiser had to call the city for that information.

But, $200 a year is not that expensive either. I would like to see an example of what one actually gets for the drawing, plat map and zoning information.

Can you upload something to look at? The site does not let you "see" in details what it is you get.
 
Absolutely RK - I always measure the house regardless - even if the owner gives me his own blueprints! But it is so helpful to have a drawing to go by, especially when you're in a two or three level and you are not spiderman. Below is an example of the plans that come up when I type in Carlsbad. From each of these is a link to the floor plans. Basically what Tom Gillgren and his group have done is scan all the developers brochures, so there's not only the plans but info about the amenities, common area stuff, etc. that you'd find in a developer brochure, along with the plat maps. Separate tabs on the home page take you to zoning for all the cities, FEMA link etc. which is nice to have all in one place. These days when time IS money, it's great to shave off even 30 minutes! I can see the thumbnails of what they offer, but when I click on any of the thumbnails, I get "Become a Member" page.

I can see the floor plan thumbnails. I guess what I am saying, it won't be much use to me unless I have one like last week in Oceanside, South Ridge Trails Unit 13, The Summit at Ocean Hills. It wasn't that difficult to measure and sketch, however, having the floor plan drawing would a be a convenient way to check my work.
 
It would be kind of nice to have access to all of those, but I don't see how it would really save that much time at all. Like Randolph said, almost all zoning is available on-line, and I save all of the zoning links to the different cities for easy reference.

And it would be nice to have all of the floorplans, but without the actual dimensions, how would it save very much time? On some of the 2-level builder floorplans, you can barely tell where the open areas and stairways are sometimes on their sketch.

When I do an appraisal in a new tract, and I have the floorplan to use from the tract office, (without dimensions), I hardly use it. It's faster for me to just draw the floorplan on my regular inspection sheet, and since half of the time my house is the reverse of the builder plan, their sketch just fouls me up anyway. :icon_mrgreen:

It is impressive that they accumulated all of those, though.

I need an appraisermatic, it clones the actual appraiser as a robot and does all the work, while you do more exciting things in life.
 
Do they have this type of service for LA, Orange & San Bernardino Counties? If so, where?

How many different tract home floorplans do you think are in those three counties, maybe about 50,000? :icon_mrgreen:

I'm impressed that they have S.D. County covered.

Actually, Tom Gillgren who developed the website is a very busy practicing appraiser. He's an SRA and about to become an MAI. He enlisted the resources of many AI appraisers (the list of thanks scrolls on the website's main page) who had stores of developer brochures just sitting in their file drawers.

The nice thing is that everything is at your fingertips - the drawings, the amenties lists, the plat maps, zoning, flood - so you don't have to go off and on multiple websites to get everything. It's one stop shopping. I have found that this alone saves me time.

And, although some of us, including me, may be uncomfortable trusting the builder and not measuring the structure, there is no actual requirement to do so if you have the builder's brochure which specifies the model's square footage (of course taking into consideration an additions or alterations). Can you imagine the lawsuit the builder would have if the square footage were wrong on the brochure!

Our certification says we "physically inspected" the property and mentions nothing about measuring it. We measure in order to draw the floorplan and verify the square footage. But honestly, if you have both of these in a builder's drawing, why do we really need to repeat the process and remeasure it? I think we are just stuck in a habit we are all too uncomfortable to abandon.

I really disagree with you on that. I can't turn in any appraisal, at least for a lender, that I don't fully measure and sketch myself.
