Spongy Siding

Question....

Siding had "Bubbles" all over on two sides. Spongy to the touch, as if the siding is water logged. Rear of property shows areas where the siding has started to break off.
It appears to have been recently painted

Appraisal for Sale, CNV

I think I should do CB4, subject to inspection.
What do you think? Am I off basis?
 
Following your words, if I were the appraiser, I would not be assuming that all is well.
 
Not installed or sealed properly. Call for the inspection.
 
Thank you both. Not sure why I was hesitant on this one...It has been a long week (and just Tuesday, guess that's what I get for working on Sunday)....Always good to verify.
 
Your pictures aren't in the pdf attachement, so I'm not sure what you are describing. It sounds like some of the recalled hardboard (1 brand name Masonite) siding that was the subject of a massive class action suit and replacement program (google Masonite Lawusit or Masoninte Siding Lawsuit etc). Siding installed in the 80s and 90s that had a habit of delaminating, swelling, etc anywhere that water or moisture came in contact with cut or unpainted surfaces. I think the claims to repair as part of the lawsuit had to be filed before the end of '08 if memory serves correctly.

Sounds more like that cheesy fiber/composite wall board stuff. It's not the same as Masonite (I drive by the Masonite plant almost every day and have done dozens of appraisals in forest in and around Comptche and Navarro which were Masonite's forests.

Masonite was one name brand that was part of the lawsuits. All of the lawsuits referred to hardboard siding that was basically highly compressed cardboard with a factory applied primer on the finished face. Louisiana Pacific, Georgia Pacific, Weyerhaeuser and others all made different versions of the same crap, and had to eat alot of it due to the lawsuits.

True Masonite is not the same as the other crap. I was appraising a house about a mile from the plant last year. The HO was a former employee and had snagged four or five dozen sheets of Masonite with a pressed in wood grain pattern on the outside face. It's good stuff and nothing like "compressed cardboard." People keep trying to buy sheets off him but he won't sell.
