Good morning everyone. I will be taking my Certified Residential Appraisal Exam in a few months and I've been researching what software is the best to use. My department paid for Compucram but my supervisor said that the person who used it, said it was not helpful. I've looked at McKissock's Exam Prep and shared it with my supervisor and he thinks it's similar to Compucram. I came across Steve Williamson's and you have unlimited access to his material until you get your certification. I was just wondering if anyone here has used it and what your experience was like with them? Any help would be greatly appreciated.
 
I didn't use his school for my pre Cert but I use him for my CE classes; have for about a decade now. He's pretty good. Usually easy to get a hold of if you need to speak with him. I'm planning on using him again this fall for my CE.

Thank you for the feedback!!! Do you think the questions would help with the certified residential exam?
 
To be honest, I don't know. I would guess "Probably" but since I didn't use him (or any other school) I can't say one way or the other. Personally when I sat for the exam (2/2009) I had just been reading and rereading all the materials from the classes I had taken ... then rereading them again and trying to soak up as much info as I could. I'm a decent test taker, so that worked for me

I'll just say, I like his CE classes (but I take them in person) and that has been my experience

Yes, i used both compucram and steve williamson. Compucram was good for the basics and steve williamson was great for actual test questions. I did the practice exams from steve williamson over and over for about a month after compucram told me i was ready for the test. Passed the first try. Good luck! I passed a little over a year ago.

Did you take the Certified Residential?
 
A former colleague of mine used his material to pass the Certified General exam and was very pleased with the material (content, organization, etc.). Another colleague who also passed the CG exam had the material and wasn't so high on it (but didn't say that it was bad). Just varying opinions.
 
I have heard (mostly through this forum) that the six functions of the dollar and Highest and Best Use are what hurts people most taking the test. The pass rate is only about 60% and missing two questions in each of these topics could make or break you.

Most people in residential are not trained well when it comes to Highest and Best Use. When I took the seven-day SRA demo class there were people struggling with Highest and Best Use while I submitted a six-page H and B analysis. Know H and B well.

As to the six functions of the dollar it is something you will most likely never use in residential appraising but for the test it sounds like you need to know how to do those calculations. Knowing one answer can make or break you.
