anyone ever check 2 boxes for the same appraisal?

For example, "Subject to inspection" for foundation cracks and "subject to repairs" for peeling paint, missing handrail, or worn roof shingles. Simply checking 2 boxes for "This Appraisal is Made" in the Reconciliation section.
 
you should ask for anything additional on the report you need. those check boxes make it easier for lender, etc, to spot something important right away, instead of it being hidden somewhere in the report. boxes seem self explaining, and you can refer to addendum with additional comments.

It is not mentioned in the selling guide that the Appraisal can be made to more than one. It is always either one or the other. Hence, my inquiry.
 
ahhh, i see your thought. in that case of comfort, you can check off the big one and in the addendum you can add anything additional you so desire. subject to the following:
in FHA i check the important one, but then i could have a list of items needed to be done, which in fact could be both check boxes. as long as you mention everything somewhere, i don't think you have to check 2 boxes. remember, it's a form appraisal with square pegs. the new expandable appraisal may solve you question.
