Full-service appraisal practice for sale in NM's 2nd largest city and home of New Mexico State Univ. 37 years of data archived in non-disclosure state. Great climate, 100K population of friendly folks. Practice has City contract with 4.5 years remaining. Top fees. Extensive appraisal library. Owner trying to retire since 2012 but work demands thwart it. Will work, train, introduce, educate, and familiarize buyer with Southern half of state. General certified appraisers presently down to 4 from 8 due to retirements. Specialties in complex, high-paying assignments and Green properties. Two residential practices can be added to acquisition (Las Cruces and El Paso, Tx). Lots of bank, S&L, CU, Attorney, CPA, Estate, Ag, and alternative energy work available.

Terrel: There are some 20 residential appraisers in town but only four generals of whom I am the most senior. Assignments are steady although I have only been working about 1/2 time since I tried to retire in 1/13. Hatch chile is 40 miles away but we grow our own slim jims here (a strain developed by horticulturist and professor at NMSU Carl Nakiyama, who, when the FBI came to relocate him to a camp in 1942, was helped by the entire town of about 20,000 at that time and the FBI left empty handed. Of course the govt. returned with a 6X6 full of natl guard and did finally take the Nakiyamas away. They returned to a farm and dwelling that had been operated and maintained by their neighbors during the entire length of their internment. Unlike the valley in California where realtors and townspeople descended on the properties of Japanese Americans to take their properties. Now isn't THIS the kind of place you would like to live? Oh, did I mention how inexpensive it is to live here, e.g. median existing residence like $131K for a 3 BR to BA SW style home.Also good sports at NMSU, good theater, good and cheap restaurants, and lovely people. Responsive local government(s)...we are the county seat. City has been my client and I its predominant (but not only) appraiser since 1982. I taught part-time at the university for 25 years. And, we have a GREAT international airport for general aviation (is there any other kind?)
 
I'm retirement age too. Cut back about a year ago. My cousin in Yuma has a grand-daughter in college there in Las Cruces. I worked in Tularosa and I am a big Western history nut. Pat Garrett was shot just west of town and the history of Fountain and Oliver Lee is fascinating. Yep, S. NM or AZ would be my retirement choice. Probably don't have to tell you where I shot these pix last December.

Don't recognize the windmills in Hatch but White Sands, of course. We came out here in 1977 to visit cousins who had come after completing dental school. They settled here because Fed loans were forgiven if a doctor or dentist settled in an area with the low practitioner to population ratio we had then (1975). We liked it so much, I left a job in the Carter White House (national housing policy advisor) to go west. I brushed off the appraiser designation, we jumped in the van, and now you know...the rest of the story. Never regretted it for a minute. Unlike southern Az, we are at an altitude of 4,105' asl at the foot of my driveway and what that means in a 30 degree differential between high and low temps from night to day, sometimes even bigger. Teaching at NMSU was fun and got us into some social circles we still enjoy today. If you come out again to visit your family, come by and visit...we have lotsa room.
 
Actually they are several miles west of Hatch before you get to Deming. I think it's called Nutt. With all the cooking shows, people know what /where Hatch is.
 
Hello all. Good luck retiring Ken! I'm here to ask if anyone knows of anyone who has sold an appraisal business. I'm in a divorce situation and I am a one man residential only shop (home office,sole propriotor) in central IL. My stbx is tossing some awfully large numbers around and I would like any info you could pass me to help figure out what I might be up against. I'm no where near retirement, IL is a full disclosure state and we like most other places need appraisers badly, however; that may not mean the business is worthless? I am hoping to get a handle or at least some info on what $ that may be if at all. Please, if you know anyone who has sold or divorced and had to litigate, please help. If discretion is necessary my email is ShaneCoughlin@aol.com. Ken I'd be curious to know what you would be asking albeit your practice is obviously, much more specialized than mine. Thank you all.

Not to misdirect this gentlemans thread but most likely your/mine/most everyones "practice" is worthless if in a full disclosure state. Mine would be worth a couple computers and a tape measure..If your wifes attorney thinks your business is worth big $ they don't know the business. They are just fishing and trying to scare you with a number. I have heard of some people trying to sell but none that did for more than the office equipment.

Banks, AMCs, credit unions send orders to people(individuals) not just a company name usually. They can continue or stop it at anytime. If you are a one person shop you could make 100k this year or 0, you just don't know...They say divorce is so expensive because its soo good..Don't let them bully you or settle. If you have kids you'll get stuck on child support but your business most likely is worth nothing..
 
Additionally, from my experience; my father had a mfg. firm in early 60s with 2 partners. One partner wanted out and big money for his share, Dad and other partner refused and offered significantly less. Push came to shove and my Dad told the 3rd partner "you know I've reconsidered, the number you wanted sounds good. For that amount you can buy me out!" Well the zhit really hit the fan and the guy settled for Dad's original counter offer.

If they think it's worth a big #, let them have it and you get the lion's share of the rest.
