Just received word this week that Paul Zappula here in Jacksonville, who's appraisal license was suspended this past April (after 2 years of investigation and appeal) lost his brokers license because of the appraisal license suspension.
Here in Florida, the system is working! This is the one where I've had 3 trainees that started there and they had no idea how to begin a comp search without a target number to hit first. This shop is still open under a newly certified relative though. The beat goes on.
I'm going to add to this post in the Florida Users Group that I do hope the state investigators will be checking this shop out. The practices are still the same.
I was also told today by an investor than another well known number hitter shop here in Jax has suddenly become 'conservative'. Seems a local mortgage broker told him that he can't use him anymore since he's not hitting the numbers like he used to and appears scared.
This one could be because of a review I sent in. I can only hope. This is the one that stated a couple years ago that it wouldn't matter if he was turned in to the state since they would only slap his hand and even if they did take his license, he's made enough money that he would just stop appraising and continue with investing. For this one, I hope the fine is really high and that there is enough to go for a criminal investigation. He's really harmed a lot of ignorant buyers and homeowners.
