Does anyone here work regularly in Suwannee County? I'm curious as to activity and price levels. Much new development taking place, or new restrictions to development? Anything new taking place in the region economically that would suggest change in activity?

Suwanee County - land parcels are much larger.

The county earl on restricted development fro residential by capping the parcel size at 10 to 20 acres as the smallest size possible. This has placed Suwannee County in a unique position in terms of "good inventory land mix" for tract housing. Many of the existing housing stock (manufactured) will most like be replaced by new modulars or stick/brick built.

Part of my MLS coverage picks up Eastern Suwannee which connects into the Lake City market -now thats one bullish market! :)
 
I own a vacant lot just north of Branford in a small subdivision (about 10% built out) that is adjacent to the Suwannee River. There is a community boat launch and two nearby spring parks for SCUBA divers. The problem is that the roads are sand and not maintained. We've been sitting on this lot for 20 years (my wife semi-inherited it before we were married). I was just wondering if there is anything that may spur paving and/or demand for such lots. Doesn't sound like it.
 
Not familiar with that - but, I am seeing a lot of roads getting improved - you may want to check into that further - usually the sugar sand roads get limerock eventually - things may surprise you -
