I became a Registered Appraiser Assistant in September of 2021 and have been trying to find a mentor without any luck. If anyone is interested in some help with your appraisal work Id be happy to do the job for free in exchange for the experience. Im located in Mansfield, Ohio and willing to travel around. Im truly looking for a mentor to work with me (on his or her terms) and to establish a mutually supportive relationship with. I enjoy and appreciate these professional relationships very much.

As far as my background and aspirations go, I work from home as a technology professional and so I have the flexibility to go out into the field as needed. When I meet my goal of licensed Residential Appraiser I plan on doing appraisal work part-time (simply because I love the nature of the work) for the short-term and potentially transitioning out of IT and full-time into appraisal working for myself. I can't offer you anything but want to wish you good luck, you sound like a person that would be an asset to a mentor.
Adding that even though I wish you luck, I overall agree with the below post 3- if you are a tech professional, why not specialize/ increase skills in that field ?

Piece of advice, go do something else. Not because we don't want more competition or I don't want you to pursue your dreams, but because this job is not what you think it will be. This isn't a part time side gig, and you won't be able to get work with just a license, you need to be certified. I have been working on other things to get out of this profession for a couple years. I'm almost there.

Thank you very much for the kind words. Im always appreciative of the positivity. Ive mastered my particular technology profession and looking to do something else. I have friends and colleagues that work as appraisers and real estate professionals respectively (in addition to being a real estate investor myself) and have long enjoyed accompanying them through the years. Im really wanting to hang up my IT hat and just work for myself appraising properties and continuing to increase my real estate investment portfolio as I eye my retirement years. Im not concerned about the income potential (or lack thereof) with appraising, again I just enjoy the work. Thanks again for the response J.

Thank you for the advise az. I found your words to be all too true as ive been accompanying friends that work as appraisers in the past. My current goal is to work towards licensed residential before moving towards certified so I can get into the real work (as you stated, need to be certified). Working as a part-time appraiser for the short term keeps me financially afloat while I do my IT work as my primary source of income. I do plan to do full-time appraising down the raod after becoming certified (well that's the plan anyways). Again thank you for the advise and I do take all feedback with the gravity it deserves.

If you have friends and colleagues in the industry including appraisrs that would probably be a more fruitful avenue for finding a mentor. I can't imagine it will be that tough if you connect with people if you are willing to do it for free, are not a burden, and there are no labor laws being violated.

There are two well known posters on this site that are in OH, and only licensed, so that in itself is not a reason to not move forward.

However, read through some of the threads on this site about how everyone is starving for work, and that alone makes this NOT a good time to get into this profession.
Personally, 4th Q 2022 saw me have my 2 (and 3 of 4) slowest months ever as an appraiser. So unless things turn around quickly in 2023, may be really hard to even get enough work to get your hours in, even IF you find a mentor.

Interesting news and thanks for your insight. Sounds like 2022 was not a great year for appraisal work and probably not gonna work out the way i'm hoping in my endless pursuit of logged appraisal hours. Guess ill keep grinding away at it. I hope your workloads pick up here in Q1 @Overimprovement
 
If you like to do appraisals, I commend you in your determination to get license. As long as you understand the challenges we appraisers have to endure, it can be rewarding. I can't say I got rich from appraising. It's more in investing in real estate for the long term gains. I have to say I was fortunate to have a wife with her health benefits to sustain me as an appraiser. As long as you see the good and bad aspects of being an appraiser, only you can decide if this is the right path for you.
