My travel broker called me about tax appeal.
I was going to do it back in 2021 but I was afraid to get involved with sibling matters so I referred to one of my fellow appraisers.
I was busy during that time and one of my fellow appraisers did the appraisal. I wasn't aware and didn't even get a thank you for the referral.

Anyway, I told her best way to get a lower tax assessment is to do it herself.
Go into Zillow and look for lowest comps similar to hers and submit them to the tax assessor. It will be burden on assessor to counter property owner's opinion of value.
I don't make any money from my honest opinions.

Start with the assessor. If not satisfied, then ask appraiser for help.
In the past, I got my assessment lowered without letting assessor know that I'm an appraiser. Got lower than I expected. :clapping:

Wait - you weren't advocating for yourself while assuming the role of appraiser were you?

Yes he was and just like he used to work for bank and do side appraisals until he got snitched on by another bank employee and lost is job. --See that post - Like who would post this stuff on a forum.
 
And people wonder why lenders want to use "waivers " and why so few in public have any trust in us anymore. :)
 
The burden of proof is on the homeowner. I don't consider Zillow to be accurate when I'm conducting a hearing. The best evidence to prove your home's value is an appraisal. Maybe you could recommend a good appraiser to your friend.

Just gave lower sales to assessor. Best not to get appraiser hat in beginning stage.;)
