Total room count

I was always taught that the total room count does NOT include the baths, laundry, entryway, or mud rooms. 5/3/2 count likely means LR,Kitchen,3BR's and 2 baths. Lately, on reviewing work, I have seen numerous new appraisers calling this room count 8/3/2....because they include baths and the laundry room in the total room count. I put this in my field review, and the appraiser is writing a rebuttal about how ALL rooms should be in the room count and that this practice of NOT including the baths and laundry is not in writing anywhere.

Have I been doing this wrong for the past 20 years? If it is in writing, WHERE?

Any links either way would be appreciated.

I believe you are 100% correct. They are probably just repeating the MLS room count.
 
Never counted baths/laundries in room count before. I count bedrooms, kit, living room, and dining room. Some homes then will have additional rooms such as dens, family rooms, bonus rooms, etc.

"new appraisers"......poorly trained "appraisers". what license level are you typically seeing?

ditto you are 100% correct. don't bother looking for "the missing links".

I've never heard of any appraiser counting bathrooms and laundry rooms in the room count.

If you can't find a reference in Fannie's guide, (assuming it is for Fannie) then you could call them and get a ruling.

But the most important thing is what is customary for other appraisers. You could do a quick sample poll to establish that.

Does your MLS count that way? If it does and the report was careful to show the comps the same way as the subject, then maybe she has a leg to stand on.

But IMO, local appraiser custom trumps everything.
 
I think some Realtors count walk in closets as rooms. I know they count a landry room, since it ends in room.:shrug: Did an appraisal last week, RE said 13/3/3. I said 6/3/3.:Eyecrazy:

Its senior skip day here. Course, I am using a loose definition of skip, since this is the AF.:glare:
 
What are your peers doing? I've never never included baths or laundry, never spoken with anyone who does.
