Does anybody find their info to be accurate? since they base their stats on a pool of sales, that includes foreclosure and short sales, etc.

Here are some data I have extracted on a particular neighborhood in NYC, and saved it in an excel format.

There is a lot of diversity in my zip codes that do not get covered well by just breaking the data down to bedroom count. But it is a neat tool. Thanks for the link.
 
I keep it bookmarked because it has some good snippets as well as incorporating Google maps, which is KING!

Other than that I don't actually rely on it for anything, really.

Its way off for my area, probably because the data is not filtered very well.

A +438.2% increase in market value from last year. Damn! I can start checking the increasing box for one bedrooms. All my problems are OVER! WOOT!!!!

...........I don't think I'll be relying on trucity's data any time soon.

Folks, while I believe automated valuation techniques can be sophisticated enough to work ok in most situations I seriously doubt trucity approaches anywhere near sophistication. After quickly scanning the site, this is obviously a marketing tool, NOT an analysis tool. I know a couple of appraisers who would rely on this for all their market analysis if they knew about it WITHOUT QUESTION. Because questioning takes time and effort neither of which have much to do about their reports. And as long as they can argue "It's some body else's fault" no matter how pathetic an argument it would be they'll use it. Lets not spread this any further. In fact, Mr. Moderator, please filter the word trucity so it may never be spoken of again.
 
Trucity appears to only reflect the data on houses they have listed within their system. My MLS shows lots more sales and listings than trucity had. Their data appears to be very limited.
