Got a call from an underwriter yesterday saying a report had been "rejected" and needed correction because the house took too long to build. Say what?! :?

Why, you ask? Because on the age of this high value waterfront home, I indicated the original date of construction and the date of a "to the studs" remodel, i.e. "1984A-96R". Of course, I explained the two dates in the comments section immediately below.

When I returned the call to explain, he said,

<span style='color:red'>"Oh, we get too many of these reports a day. I never read all the comments! "</span>

Well, now we know!! 8O Suspicions confirmed!! 8O So much for well written, thorough, professional looking appraisal reports. Gee whiz! Other than for our own satisfaction of a job well done and the threat of the USPAP police, kinda makes you wonder why we work so hard at it!!

Ditto here. When I get one of "those" questions I ask I for permission to read them the comments that pertain to their question. That usually ends it.

But you are right. It sure is frustrating! Why write it if they aren't going to read it except to do a professional job. :?: :?: :?:
 
I too have had those type of requests. And I just love to write an addendum that says:
AS STATED in the Appraisal report "_______________________"

I then cut and paste from the report word for word what I said.

I have resisted but always wanted to say. IF YOU HAD READ THE REPORT YOU KNOW THE ANSWER TO THIS!! Then give them directions to the where in the report it is stated.

Just because no one else does there work, we shouldn't let it get the better of us, after all if it ever winds up in court - you'll be glad it was in there and the LO will be the loser.

Just like the other day when I received a request for two additional comps on subject's lake. Got the UW on the phone and asked him if he had a copy of the appriasal in front of him. He said yes. I then asked him to turn to the second page of the sales grid. There was silence on the line. I asked him if he saw the two comps in front of him, called comps #4 and #5. More silence and then a quiet..Oh yes. Then he said, "I guess these will do."

Will do? I go to the trouble of adding 2 additional comps in anticipation of his need for two additional comps and he did not take the time to look in the report to see what I was presenting.

But hey, it was a hellofa report and at least I was proud of it.
 
Hey Richard,

I liked the last part of your post. Taking pride in one's work is what it is all about. Maybe you should forward your post to the UW that you talked to??? Or maybe we need a "Big Dummy" list of UW's.
