Typical LA county sketch

Question about market acceptance, At some point (1993-present) the Cabana is opened up to the main GLA. Similar workman like manorj however no set heating/ AC. Permits show this as unpermitted shown in the sketch, with prior FHA appraisals including this in the GLA. I am already posed to not include this in the GLA with it not being permitted with no heating/ cooling. Question is related to, if you should try and find another comp similar with neither the MLS or county showing these areas?

Looks like a FHA UW dream, details the 'open porch.' I once had a FHA revision request to detail on the sketch if the porch was 'open' or 'covered.'No other issues.
 
Lmao I do need include the covered/ uncovered for the disipline of a revision. However what to do what the area over the pool? Covered/ downing hazard?
Please note, the sketch includes the cabana is not permited.
