UAD 3.6 price

I just want to know what at=re the resonable charge for the new UAD 3.6 Has someone n=made one already and how much the banks are willing to pay?
The F72 or 1025 is a PITA P - pain (guess the rest) For example in a4 unit house where all units are different you may probably need 12 rent compatables
What is the fair price of this? and for the single family?
 
3.6 should start at $700, but every area is different. Multi-family appraisals should be a on cost per unit. 2 unit-$800, 3 unit $1200, 4 unit $1600. Investment properties are investor properties; they should pay investor fees. This is just my opinion.

Why would one need twelve rental comps?
 
What do you charge for your present 1004? Then how much longer will it take to do the 3.6? I charge 150 per hour as a base fee. Sometimes the 1004 will take a bit longer, sometimes shorter. But on average my base fee for a 1004 is 650. If you charge less you are making less than your plumber or electrician. I have been in this for 30 years. Appraisers have to understand you can only increase volume and efficiency so much in this business. If you charge 450 per appraisal you will get work. But if I charge 650, I can get by doing less work and still make more money. And not just on a gross basis. I do less I have less expenses such as driving, paper, etc. In micro economics profits are maximized where marginal cost equals marginal revenue.

How many "surveys" have you filled out regarding 3.6 from your clients? How many have offered higher fees? The answer--ZERO! They don't care and are trying to push the same fees down our throats. People are desperate and willt ake them. It won't be until things pick up or people leave the industry (which is going to happen, in droves) that we will be able to raise fees. Luckily there won't be many appraisers who will stay around to learn 3.6 so those of us that do will be swamped with the next cycle. But who knows, probably better just to start something else and move industries. I am.
