UAD - Driveway Spaces

I would appreciate getting the opinions of the group on defining driveway parking spaces. It has been my position that any parking space must have ingress/egress in order to be functional. Thus, a typical driveway leading to a 2 car garage, for example, would have 0 driveway spaces. I reserve driveway spaces for those occasions where there is an extra space beside the garage or an extra wide driveway area which would allow a car to park there and not interrupt the ingress/egress to/from the garage. I have run up against a reviewer who counts driveway spaces as the maximum number of cars which can be parked in the driveway at one time from the garage door to the sidewalk regardless of the ability of any of those cars to be moved.

Who's right? :unsure:

I have been putting 2 garage 2 driveway for the typical driveway leading to a 2 car garage. I don't think there are any clear cut instructions about this but I have heard arguments for the way you are doing it with uninterrupted ingress/egress which makes sense as well. I've never heard an argument for the way your reviewer is saying it should be done.
 
What my personal opinion has been for over 30 years is that the parked vehicle has to be able to access the street without having to move another car. Therefore a two car garage with a two vehicle wide driveway would be reported as 2ga0dw. If the driveway is wide enough for three cars then I report it as 2ga1dw. Tandem garages for three cars I report as 2GA because one of the cars has to be moved to get the one in back out of the garage. Haven't had an objection in all those years so it will be interesting to see what happens in the future.
 
How many cars can you park off the street?

2ga2dw = 4

Buyers and sellers would not think to think any other way.

2 Car Garage + 2 Car Driveway. A garage can be used for different purposes besides storing a car. just my $.02
 
What about houses on acreage that have long wide drives, turn arounds, paved and graveled areas here and there and no garage. 0ga20dw?
 
The driveway count (to my understanding) is the width of the driveway. I home with a front entry 2 car garage with a similar width driveway is a two car driveway. A property on 27 acres with a 4 car garage with a driveway that leads to the property with that is approximately the width of one car (two cars can't fit side by side) is a one car driveway.

With all due respect to Jo Ann I think you are wrong. A property with a 2 car garage and a driveway that can accommodate 2 cars has 4 parking spaces. I agree with your logic but don't think that is what was intended as part of UAD.

We have had that same issue with tandem 3 car garages and we lost. It is a 3 car garage even though you would have to move one car to get the car in the tandem out. Some appraisers make a functional adjustment but per FHA and VA it's still a three car garage.
