UAD - Unit # in Condo address when there is no unit number

Why can't property unit # be blank for condos that have actual street addresses for each unit? In San Francisco, when duplexes are converted to condos, they retain their original address. e.g., the Project might be 201-203 Lark St HOA. The addresses are 201 Lark St, etc. There is no unit number, but the UAD seems to require one. What are we supposed to do? Can we leave the field blank? Is the unit 201? This is probably not a Wintotal issue, so I probaby should be posting this elsewhere. Oh well.

Yes, in the documentation provided, this field is marked with a "R," indicating "Required" and NOT "CR," which would indicate Conditionally Required.

This is what happens when you have people, many of which have never appraised...ever...come up with a "standard" and, even if they HAVE appraised, base their understanding of information solely on their very small (ratio wise) scope of experience. Guess none of the "appraisers" involved in developing this never had a condo with a unique address and no unit number or just forgot about it.

If spaces won't work and you don't want to use "0" or the address number, try asterisks and explain it.

Thanks. I decided to put in the address (i.e., Unit 256). We'll see what happens! Whatever I do will surely result in a change request. I knew it wasn't an Alamode issue!
 
I don't know about California, but in Florida, a condominium unit MUST have a unit number. It may not accually be a portion of the address, but none the less, it could be entered. Perhaps CA is different (imagine the concept, California being different???:shrug: ).
 
What does the legal say? In Maryland, it might not have a mailing address unit number, but there is still a legal unit number. Sometimes when there is a unit number, the legal unit number is different, etc.

I agree with JD, trying to standardize every response for the entire country just doesn't work in the real world, but who are we to stop "progress", full speed ahead comrades...
 
That certainly sounds logical: that there is a unit number for all condos. It doesn't show up in any of the usual places for San Francisco condo conversions of flats where there are separate addresses. So I assume the address is the the unit number. I can probably get the answer from S.F.'s condo subdivision department. Meanwhile, I decided to use the *.

The older condo developments in Santa Clara do not have unit #'s either. In fact, on some of the plat maps here, it clearly states, "unit # is the street address". I did a UAD condo which stated the unit # was the street address. I ended up just leaving the unit # blank and sending it in. So far it hasn't been kicked back, but may be eventually.

About 7 months ago pre-UAD, a did an appraisal on a fairly new codevelopmentment. The unit was 2 years old, and clearly stated the "unit #" on the plat map for all condos in the development. Low and behold, the client conditioned me and said they wanted the unit # removed because it didn't match the address on file with USPS. I felt very uncomfortable about removing it, especially since it was clearly indicated on the plat map. We went round and round about it for a solid week. I eventually removed it and asteriskriks in the field with comments on the addendum that I was "required" to remove the unit number even thought it clearly exists on the plat map.

This UAD is a pain in the rump!
 
Note: The unit numbers for the subject and the comparables reflect the legal description unit number on the recorded plat map in order to comply with the UAD form requirements. The addresses do not actually include these numbers as part of their actual or mailing address. The form does not allow for blank spaces in these fields.

I put this in and we'll see who wants to argue about it!
