Could some one give the correct format in UAD for Porch/Patio and Stoop/Patio in UAD or could you enlighten me or where to find the correct format

I just put deck/patio, deck, etc. and None if warranted. I don't use stoop or porch (just my market not a UAD issue that I am aware of) make sure you put a zero or some value in the adjacent adustments cell or it will highlight what you have input.

I don't think there is a "correct" format. I use CovPorch,Patio for a covered porch and patio. Stoop,Patio for a Stoop and Patio. There is a place in the UAD Addendum for you to define any abbreviations you use that are not already listed, as well as an additional addenda in Alamode for even more Appraiser Defined Abbreviations if needed.

Deck/Patio. What do you get when you divide a deck by a patio?:icon_lol:

you are over thinking it....

there is no uad format

if exists enter text - if none enter 'None'

i enter the data similar to the field title 'Porch/Patio/Deck' or 'None'

Some expect you to enter one description for each. For instance, if you only out cvrd patio, they will want to know why you excluded the cvrd porch

Appendix A states that this is the rule for the porch category:

UAD Instruction - Refer to Appendix D Improvements SectionThis field should contain a description of the porch. If no porch indicate 'None'.
It is just that simple...

It's not the size of the deck, it's how you use it. Bobby Bucks---1989

My market reacts differently to deck sizes. Probably due to the tropical climate.
