Here's the scenario:
I have a client that loves using my services. My fees are reasonable, my turnaround is fast, and my work is accurate and honest.
Lately, I've received Underwriting conditions on my appraisals - on every single appraisal there's 2-3 U/W conditions. These are ridiculous...
a) u/w wants a detailed explanation as to why comp #1 is superior in condition,
B) explain why there's a bath adjustment on comp #3,
c) explain why appraiser used sales over 3 months old
and on and on...
Well I found out through a few sources that the real reason the u/w has been picky on MY appraisals is that the u/w wants to use their own favorite appraiser (who might be related)... hmmmm.
What can one do in this case?
