Underwriter Nit Picky Conditions

Here's the scenario:

I have a client that loves using my services. My fees are reasonable, my turnaround is fast, and my work is accurate and honest.

Lately, I've received Underwriting conditions on my appraisals - on every single appraisal there's 2-3 U/W conditions. These are ridiculous...

a) u/w wants a detailed explanation as to why comp #1 is superior in condition,

B) explain why there's a bath adjustment on comp #3,

c) explain why appraiser used sales over 3 months old

and on and on...

Well I found out through a few sources that the real reason the u/w has been picky on MY appraisals is that the u/w wants to use their own favorite appraiser (who might be related)... hmmmm.

What can one do in this case?
 
If this isn't an isolated situation, but ongoing, I would suggest that the client contact the underwriter's supervisor for another opinion regarding the underwriter's conditions.
 
Anticipate the fussy demands of the UW for this client and address them in the appraisal report before sending it.
