Unimproved Raw Land in Nevada- Need Appraisal

Hello, all:

I am trying to find an appraiser that is competent to complete a vacant land appraisal in Churchill County, Nevada. The general parameters are:

Intended User/Use: Private party (my in-laws)/ purpose is to obtain current market value. An offer has been made by an land investor.

Property Description: Approximately 152.74 acres of unimproved land. I do not know the zoning.

Additional Info: Access per my in-laws is via BLM land. There is some limited residential development within 5-miles.


Again, my in-laws have received an unsolicited offer to purchase this land; they have held it for a number of years (30+). Their last appraisal was done in 1990, so they figure its time to get a current market value opinion, anyway.

FWIW, I have already told my in-laws that I have no geographical competency for this assignment, and that I would do my best to insure that whomever they used had the geographic and technical competency to complete the assignment, so please do not be offended when I ask if you have done similar-type assignments.

This guy posts on the AI Forum all the time. He specializes in minerals but I bet if he could not do the land for you he could point you in the right direction.

Goog referral Bryan. Michael Cartwright would definately know who to call if he doesn't want to do it himself. It would be difficult to find any better in that area.

There are a couple of appraisers in Minden and Gardnerville that could probably do it but they're expensive and have very long turn around times. I talked to them when I was appraising a MH in a park up on Coleville. Also, if I was to take on this assignment (if it was a similar situation in my general area) I would probably require the owner to escort me or draw a very detailed map. One of the major issues in appraising raw land is finding it. And out in Nevada everything looks the same. LOL

There's someone on the forum from NV who posts semi-regularly. Why don't you have one of the moderators transfer this to the general forum for a few days to get some attention?

I thought about posting this originally in the general forum, but then I knew it didn't properly belong there and didn't want to violate the rules.

I'll try the search function to see if I can look up appraiser's by state (didn't think about that).

Can you trust it? I ran the 95449 zip code and it looks like some shady characters in the 7th and 9th spot!

I know. I'm IN Mendocino County and only 17 miles from Lake County and one of the few AR's in the area and a long time active contributor to the forum, yet I'm in 9th place on the list with appraisers from San Francisco and Santa Rosa ahead of me.
