Unpainted Stucco Exposed?

Doing a Reverse Mortgage on 10 year old home. Subject just added on a small family room. The exterior stucco has not been painted. Is this considered exposed? Do I need to call for this to be painted?
 
Hi Gina,

I'm going to make an assumption that by 'painted' you mean that the color coat has not yet been applied. It is generally a no-no to paint stucco, although people do paint it from time to time.

If the first 2 layers - scratch and brown coat have been applied, it is weather resistant. The final layer does add some extra resilience, but is largely for cosmetic finish.

I'd measure the market response to the cosmetic issue and adjust accordingly.
 
Gina, welcome to the forum. Listen to what Cat said. In fact, there are some locations here where they never apply the "color coat" and some houses even have a "color coat" the same grey as the other two coats.

BTW, I'd be willing to bet that at some time in the near future you will see a market resistence to stucco houses that have paint (usually latex) over the stucco as it stops it from breathing. It could result in a potential mold problem from the improvements not "breathing" in the manner in which it was designed to do.
 
Is it actually stucco, or might it be EIFS?
