Does anyone know the results of filing a complaint for a VA Appraisal? I do not really want to give details because this appraiser should be visiting the house again after some repairs will be made and I do not want to anger him. But after he sees the house the second time I will file a complaint if he does not give this house a better rating than fair because not only me, but my mortgage lender, realtor and the seller's realtor is in awe by the fixes he is asking for. And help or insight would be appreciated.

I'm sorry, and I don't live in your state but every person you are relying on for an "opinion" stands to make a "commission" off the sale of this very home. When an appraiser does an appraisal evaluation/inspection for VA or FHA , we have a "minimum property requirement" of condition that site ( the lot) and of that structure. What one person sees as "nothing" is something that would be 'fraudulent" if we ignore it. We have to ensure that it meets safety and habitability standards for the proposed occupants. What requirements has this appraiser cited that you feel are egregious?

A VA appraisers' work is the(or was...) the most examined in the business with 10% field reviewed in this area. Their instructions are "...tell 'em what's there...". The appraiser's "desires" in property improvements/repairs can be waived by them or the lender. But I have never known such to occur in my practice, but others? The other instruction on joining the Panel was "...take care of the veteran..". This means to me that to ignore for the benefit of the process is unacceptable......best to all......rs

We need more information before we can address your question. Photos of your home would help.

Those same persons are "in awe", when an appraiser does not back them up, right down to a single $1 bill.

It's part of the program to keep you believing in them, and most importantly, keeping your business with them.

A direct call to the VA, or another VA appraiser, should be able to provide you information regarding appropriate standards. If the VA has already approved the appraisal report, it looks like they've already seen it, and passed it.

Does your Realtor and broker need to get their work approved by the lender, or does the appraiser validate or invalidate their estimates with impartial, unbiased, and objective opinions?

Don't just limit your complaints to the appraiser.

The lender calls the shots. The appraiser provides opinions. The Realtors are the salesmen. Know your chain of command.

"Fair" regarding what? Tell us what you think "Fair" means.
