VA approved to review VA appraisal?

I had a request to review an appraisal for a VA loan that was completed by a VA approved appraiser. I am not- can I take the assignment?

If the review is for the lender I don't see why you can't do it. VA will not accept it, the VA appraiser will not look at it but if the lender want's to spend their money on a review for in house purposes then take the assignment, assuming you are familiar with VA appraisal guidelines. If not then you should turn it down.

You should ask the lender why the SAR is not doing the review and why they want one done by a non VA approved appraiser.

Excellent advice. In addition to the SAR(In house Underwriter/reviewer) the VA has review appraisers for every region assigned by location. We have 2 in my area of the region. They are full time employees of the VA. They are not necessarily state licensed since they are VA employees.
 
Declined assignment

I declined the assignment with the same thinking mentioned in post #2- the lender did not state a VA appraiser was required, but I do not know the peculiarities of a VA appraisal, so declined on that basis. My guess is that the folks making the assignments at this AMC don't know a VA appraiser from an FHA appraiser from a hat rack...

or perhaps a Competent Ethical Appraiser until they sent that order to you.:beer:
 
Personally I have ran into such a situation twice. I am on the VA Panel and my son who is CRA received a review request from one of the biggest national lenders. I could find no reason for such and it was on a local VA Panel appraiser. I still find such a request most strange and I know they were not looking to me for the review and connected with him in error. My understanding per conversations with the state Mr. VA and the regional in Houston is that all work is reviewed by them desk-wise and 10% are field reviewed by them for quality control. This extraneous review is not understood at this time by either of us. He just did the work and submitted it and as far as I know got paid........best to all...........rs

The client may have another purpose for the review. There is the possibility that the loan guarantee was not issued by the VA after closing. There are any one of a number of reasons that a lender might request a review appraisal.
