VA - sales contract

Just hoping for a clarification. The POC uploaded the sales contract to the VA portal, but it was only signed by the buyer. I asked for a fully executed contract and it was uploaded to the VA portal a few days later. Does my seven day turn time start when the first contract was provided or when a fully executed contract was received? Thanks!

Just explain it if it does. You actually should have already started on the appraisal. If all you needed was the fully executed contract, (which is normal), it should not slow you down much.

Just ask the agents or whoever to let the lender upload it to the portal. Get your lender (POC) on it. Don't badger anybody else.

It starts when you get the full contract.

VA won't argue with you on that as long as you ask for it pretty quick. Like 24-48 hours into the assignment. Notes need to be in the portal that you asked for it. Email the POC.
 
VA is very particular ( I am too ) on executed contracts in my possession from the lender.

Makes no difference to me whether VA, FHA, conventional or whatever. I will get it or the assignment is over. Pay me administrative charges and preliminary analysis charges.
 
The only kicker I have is let it go through my client to me. I know I can be anal. But that is my decision.

I don't mind other parties sending it to me, but I need the final copy to go through my client to me.

Anal? It's okay. Do it or I'm done and you can pay me for services completed.

Just make sure you update the VA Portal with notes related to the status of the appraisal and any delays
 
Okay, so at that stage, it is a ratified contract and not an executed contract. The VA is clear, if there is no contract in the portal, you put the appraisal on hold until its provided. If there is a contract, but its missing a signature, its not your job to make them sign it you simply mention it in your discussion.
