Vacant or Owner Occupied?

I'm doing a purchase appraisal and the house appears to be partly staged. Owner appears to be living there maybe part time because I see some clothing items in the closet.
The house is very tidy and few personal belongings.
Should I indicated on 1004 Vacant or Owner Occupied and then give some comments that owner living there partly (may have moved almost all belongings to another dwelling)?
Does it matter whether it's vacant or owner for purchase appraisal?
 
It might matter to the Lender/Client. It does not matter to your appraisal.
 
ask the owner and check the appropriate box, no need to explain
 
Hey Sherlock, you say it is a purchase appraisal. So whether it is owner occupied is not really an issue as the purchaser will be moving in shortly after the closing. The owner/seller has probably assumed the sale will be going thru and started moving things to their new residence.
 
Just another day in Fernando land-The borrower signs a federal form saying he either occupies the property or will be occupying the property and its on him. On a Sale it really doesn't matter but sounds like the guy either lives there or has is moved out most-of his stuff. Fernando would save a lot of headaches if we wasn't so snoopy : ) LMAO
 
i say owner occupied, unless it is a tenant, or a squatter.
did the owner tell you thus, or are you guessing the owner told you this?
 
Recently did a sale of a rural property and the only furniture was a twin bed, recliner and ashtray. I know for a fact the lady lived there because she was always in the window when I drove by and was wondering. Turns out she was Australian and had to quarantine before she flew out after closing. She had sold and donated everything else when she put it on the market 3 months prior. Didn't even have a car and she was a good 10 miles from any services and a half mile to any neighbor. Her agent was bring her food.

Since it doesn't matter for the purchase and it's not vacant why question it?

Apparently someone's never appraised a new construction home.

So, the question must be, on all new construction appraisals...

Do you check the vacant, owner-occupied, or tenant occupied box?" Inquiring minds want to know!!!
