There should be some sort of required indicator that a sale was waived within the MLS. In the CRMLS, sales are labeled as Standard, Trust, Probate, ect. Why not waived?

It's an interesting take that it's on the shoulders of the realtor/broker not performing their fiduciary responsibilities by not warning their clients that a waiver is being utilized for the purchase and they should get their own appraisal. As opposed to being the responsibility of the lender.

Who's supposed to protect the consumer?
