Water heater discharge pipe

You can buy one at home depot, or lowes, under $10, pvc that screws in, you just cut it to length. Straight down. Why waste copper on a one time 10 year, maybe, happening.

That is a stupid requirement for maybe a 10 year happening. Most heaters are replaced before that happens. Well, except for fernando's rentals.

You must have big copper lobby there. But then you prolly have the copper ones at home depost ready to screw on. Still, easy owner fix with a hack saw.

10 year? I've owned homes for nearly 50 years plus a lot of rental properties and have never had a T&P value blow off.

I'd say maybe a 1 in a 1,000 every 10 years. I've never even heard of one blowing off. I'm sure Terrel has, but not around here. LOL!

My insurance company put a condition for my commercial property to have tenants move items 3 feet away from the water heater.
Why's that? I thought modern water heater can have items near it. I do in my house.
 
Maybe 3 feet is the limit of that discharge pipe water spread. Business might have more valuable items in da basement than the fernando mansion.
 
There's too much minutiae for the appraiser to be responsible for that's not in line with the fee.

We've been traversing into home inspector territory "on top" of the valuation.
