Well And Septic Minium Distance

Does any one know what the minimum distance requirements are for the State of Florida? Or does it vary from county to county? And is it different for FHA? Thanks
 
It varies from county to county. Around here it is "supposed" to be 100' Check with your county health department.
 
FHA is also 100' although we don't have to show it on a sketch anymore.
 
Wells for FHA is 50' from septic, 100' from drainage field. In Florida, it depends on the municipal government. Out of City Limits call the county, in city limits call the city. Tanks installed prior to changes in code still have to be legal. Afterall, a lot of areas of Polk County have septic tanks on 50 X 100 lots.

Do not have to show this on a sketch per FHA. If there is a question on distance or a possible problem, call in an expert or write a comment and let the underwriter make the call.

Don't mess with trying to figure out if it is compliant or not. You cannot possibly know exactly where the septic is or where the drain field is located. You are not qualified to make such judgments. Unless you see the exact location flagged or see the well head in the front yard with a bermed septic in the back yard, advise the client to have the septic checked for compliance.

I'm working on one right now for an estimated $800K FHA reverse mortgage. The well head is 65" from a clean-out access but the HO tells me the drain field is way back behind the garage. This is an area that has had county sanitary regs for many years so my guess is that since the house is only 12 years old, the system is compliant. But I don't know that and am not going to research the county sanitarians records for the log. It appears compliant but if the client is concerned, they are advised to order an inspection from someone who is qualified.

I must not be qualified in septic systems because people are always telling me here on this BB that I don't know sh-t. :)
 
You cannot possibly know exactly where the septic is or where the drain field is located.
grass grows greener over the septic field....and often is less green over the tank...you can tell exactly where mine is. My state health dept regulates distance from buildings, wells, waterlines, and property lines.

Yea and when I was younger, I thought the grass was greener on the other side of the fence until I got over there and found out it was AstroTurf.
