What are Arizona's licensing laws?

It is always nice when the approaches used indicate the same value. IMHO
 
Well, you know, when you manipulate the band of investment technique to get the right cap rate, it's pretty easy.
 
Yeah how does an appraiser with a license in CA do an appraisal in AZ? Legally anyway? He's not on the AZ roster although I'm not sure how reciprocity works exactly, I think they would give you a license number.

It's good to be wanted.:Emoticon_hug: This guy violated Arizona law. I will personally forward this to our board. Most that will happen is they will send him a cease and desist letter.

Not too long ago the county attorney's office asked me to look at a tax appeal appraisal of a vacant bank building in Scottsdale. I got as far as seeing the appraiser was licensed (not certified) in Colorado only and was located in Denver. Told the attorney to tell the plaintiff nice try.

And your point is...? AI doesn't get into enforcement of state licensing laws. That is the job of the state boards.

Now, if your point is that the appraisals may be substandard, well, I haven't performed a technical review, but I don't think I have ever seen narrative Summary Reports so sparse in the discussion and analysis of those factors affecting value. I can't imagine either of the two appraisals identified in this thread would ever pass an experience review if they were ever submitted for that process in pursuit of an MAI designation.

Simple confirmation of the OP Report Author's location to determine whether he has a second office in AZ is "off-topic"? Hardly.
