What form do you use for non lender manufactured home?

Have a request to do an estate appraisal of a manufactured home on acreage. What form are you guys using for something like this? Are you using a general purpose form and just adding in the pertinent manufactured home information?
 
my quick answer is that the estate only cares about a value. depending on the value i would use a general restricted form, then add whatever you want. if it's being restricted for estate purposes only then any additional info is a minimal effort, in my opinion.
 
I use narrative for everything, so the form isn't going to matter. Do use a non-lender definition of value, try to avoid lender lingo.
 
Since this is an Estate. You may want to use the IRS Definition of Value.

(3) Section 1.170A-1(c)(2) provides that the fair market value is the price at which the property would change hands between a willing buyer and a willing seller, neither being under any compulsion to buy or sell and both having reasonable knowledge of the relevant facts.
