What is a "RS3 building type B" San Diego County Borrego Springs

I have a potential client in Borrego Springs in San Diego County. He has 20 acres zoned RS3 building type B and is seeking what limitations would there be with this particular type of zoning and what could be built. I have not recieved and address or APN number. It looks like from a quick search that in some areas of San Diego County some areas may have been updated to RS. Any advice would be greatly appreciated.
 
It's all guesswork until you know what the APN is.

RS means Single Family Residential

3 *might* mean 3ac minimums but saomeone might be using it out of context with the actual density being 3 un/ac (I looked around and found 6,000sf, 15,000sf and 1ac minimums but no 3ac minimums out there).

B means SFR structures, not attached or multi-family
