What is BOCA code?

It would greatly be appreciated if someone could tell me what it means to be built to BOCA code.

HUD code is a national code, which means it is the same every where and used for factory built housing known as manufactured homes.


BOCA is one of many different local codes, which can vary from city to city, county to county or state to state depending on which version the local authorities have adopted. A local building code is followed for site built homes and some factory built homes. If used for a factory built home, that home is known as modular housing, which could be either "on Frame/chassis" (and not eligible for Fannie Mae loans) or "off frame/chassis" which is eligible for all types of financing.
 
CA, MA & HI are the only oddballs.

BOCA is a outdated term at this point in time.
Building Officials and Code Administrators (BOCA) (published the BOCA National Building Code and other National Codes) is now the International Code Council. You are being redirected to the International Code Council website. In 2003, more than 190 years of combined building and fire safety code development and 30 years of anticipation for one organization to produce codes for use across the country and around the globe became a reality when BOCA, ICBO and SBCCI consolidated to become the International Code Council.
Most states now use the ICC code as the basis for their local building codes. Change is slow in every field, but especially in real estate. You will still hear people talk about BOCA, CABO, etc. but those terms are on the way out and have not been technically correct for three years now.
 
The reason I am even asking is my wife and I are thinking of buying some lake front property in Michigan. I was told you could put a number of mobile and modular homes as long as they were BOCA compliant. Rich the property happens to be in northwestern Michigan. My e-mail is svertin@aol.com. What I think they are telling you is that modulars are OK but mobile and manufactured (HUD code) are not. Other material is on the way.

How far up in NW MI? Richard Carlson covers the upper part of that area and is very knowledgable regarding factory-built homes and local issues.

Thanks for the e-mail. I am looking at a couple sites in and around Ludington and Mainistee. I have spoken to Richard a couple times over the years he seem like a nice man. I have been working the Michigan market since the 1980s and have been certified there since licensing started. Gee that has been over 15 years now. How time flies. Most of the stuff I do is commercial. In the 1990s I was partners in a firm that had offices in Grand Rapids and Battle Creek. I would say 25 to 30 percent of my business is still in the state.

The truth is I could live anywhere in the Midwest in the commercial business and still make an excellent living. Relative to residential we hardly do any inspections. Most of our time is spent on research and writing. The fees I charge make it worth while to do over night trips and there are very few counties and towns throughout the great lakes I have not done at least 6 or 7 reports in.

I have been trying to talk my wife into selling our house in the city and moving to the UP when the kids leave. She is a big city girl and loves passing through but says she would have nowhere to shop. I am trying to ease her in with a vacation house.

Sounds like you have a good gig. But in light of the above quote, may I suggest the Traverse City area?
