lot size is 1.4 acres (I presume that means 60,984 SF). and the
building footprint is 20,000 SF. and the
FAR is 1.8

oh, and

Hi all

:Eyecrazy:

Typically the land to value ratio relates to the value of land vs. the overall value. Not the physical aspects.

e.g. Total Value $100,000 = $70,000/Improvements and $30,000/Land.

Thanks Joyce

but this one does refer to the physical aspects rather than the value. not working on the valuation yet.

If you can't figure out the answer given the facts you state, then I'm not sure what variables you're looking for?

Are you looking for the lot coverage ratio? To answer that question, you need to know what constitutes the GLA, GBA. You lost me.

It sounds like you need the building to land ratio.

Depending on which figure you need, devide the footprint of the building by the total land area or the sum of all floors area by the total land area.

Yes Marcia, that's what I need. Thank you so much!

footprint 20,000 SF
_______________________ = .33 building to land ratio

lot size 60,984 SF (1.4 ac)

20K footprint irrelevant
60 K land times 1.8 Floor area ratio= 110,000 sq, ft. building +-

That is the answer to the question you asked.

yes, thanks for the answer to the gross sf Mike.

Building to land ratio .33:1 (thank you Marcia)
Gross SF ~11,000 SF (thank you Mike)

Thank you so much.
