What makes a kitchen a kitchen?

I appraised a property that had two kitchens (one first floor one second) The property had a major remodel with the new kitchen being added but the original has not been removed. The uw had come back that due to lack of a stove in the upstairs kitchen it is not functional. It has full cabinet, sink, dishwasher and all hookups. Any ideas? I said it has two kitchens
 
Stoves are not real estate unless they are built in.
It's a kitchen.
 
No stove = no way to cook food = not a kitchen.

Mt father once owned a 2-unit property which also had a 1 room "rooming unit"
How was that different than a studio apartment, since it had it's own bath?
It did not have a stove. Tenant might bring in a hotplate, but no permanent stove in unit.
 
If I had a dolly, I could have my stove unhooked and out of the house in 5 minutes. It is personal property. My fridge is also personal property.

The OP stated the hookups are there, so I am assuming there is a hole in the counter space where the range would fit. Sounds like it is up to the owner to go by himself a stove. But it is still a kitchen. It is goofy to have two kitchens in a SFR, but what the heck. I don't think it would add anything to the value since most people are more than happy with just one kitchen & the 2nd kitchen is just something that would be 'out of place'.
 
It was the original kitchen of the house, it was built as a kitchen so the space is there for the stove and fridge. It would be easier to put a stove back in then to make this space anything else. I've stood my ground that this is a kitchen now the question is "Is it truly functional as a kitchen and if so how can it be made not functional." Apparently the lender has a real issue with two kitchens.
 
They are worried that it's an illegal 2-unit.
Around here they would make owner remove the stove, and remove the
electrical connection, or, if gas, cap off gas line below floor level.

The municipality (where the subject property is located) should have a better answer.

Tell them you would be happy to make the change just Ask the UW for their supporting data so you can make it part of the appraisal report.

They do have supporting data for their conclusions , right?

What is the market going to consider the area. Could it function as an entertainment kitchen or wet bar. I have appraised many luxury homes with wet bars that would pass as kitchens in some homes. Recent trends in design of luxury home master's quarters includes almost "kitchen" like spaces in the master suites.

How would the market react to the area.
