In the 1004, when there's that two line regarding number of comparable properties for sale and sold, I like to know what my peers do.
If no comparable (subject is an overimprovement), do you put none/zero. I would just have all the listings available like two not counting subject.
And have all comps sold since few similar to subject for consistency.

What part of "comparable" do you not understand
 
Because of lack of comps, I using a comp sold 3 years ago.
Never done that before but I must be most creative appraiser.
