Can anyone name or offer other data sources to get a more complete list of prior sales transfer data and residential property sale price data besides MRIS public records and the DC government Tax assessments website? Their residential property info only seems to cover the last sale and little or no prior sales data.

The DC land records are available online at:

http://www.washington.dc.us.landata.com/

You can search and download any prior deed, deed of trust, lien, etc. on a property at this site. However, it will cost you $4.00 per document to actually be able to view and/or print a document....though you can do a search free of charge and thus determine if and when any prior deeds were filed....searching is easy since you can search by using the lot and square number for the property.

Additionally, the deeds all have the amount of transfer taxes paid printed on them, so it is easy to determine the actual consideration paid even if not disclosed within the deed.

You can also run any particular property wide open on the MRIS, it will not cover private or FSBO transfers, but at least gives some historical data. The MLS goes back to around 1994ish for all sales. So when it is missing from tax records just do an open search for any particular property and it will give the 15 years MLS history on it.

Warning note, when you are doing condos, don't trust the "property history" icon in the tax records, when there are many properties with the same address, they tend to miss things.
