Which FNMA form for manufactured homes?

I am working on the first manufactured home I have done in years. What form does FNMA want it on? I see that the 1004C hasn't been updated to mesh with the UAD compliance built into the form (as the 1004 URAR is). Guidance appreciated, thanks.
 
You are correct. The 1004C is not a UAD compliant form. However. Some clients want it sent in UAD format. Send it like you would a UAD URAR. Don't worry. It will work. Make sure that is the way your client wants it first. Of course.
 
This is the first manufactured home appraisal request I have ever received from this client. I doubt the client even knows what format to send it in. But thanks for your input.
 
If they just want it for a home equity I wouldn't worry about UAD format. I just did one for USBANK and didn't use UAD. No problems with it. If it's FHA they might want it in UAD format.

The 1004 is not in UAD format either.
UAD had nothing to do with the form. It is about the way it is delivered. IE; UAD = and XML format.
 
As excepted from "Uniform Appraisal Dataset (UAD) Overview" dated July 13, 2014 page 3:

  • Uniform Residential Appraisal Report (Fannie Mae Form 1004/Freddie Mac Form 70)
  • Individual Condominium Unit Appraisal Report (Fannie Mae Form 1073/Freddie Mac Form 465)
  • Exterior-Only Inspection Individual Condominium Unit Appraisal Report (Fannie Mae Form 1075/Freddie Mac Form 466)
  • Exterior-Only Inspection Residential Appraisal Report (Fannie Mae/Freddie Mac Form 2055)

Non-UAD Forms (Forms not required to include the UAD standardization and/or mapping)
  • Manufactured Home Appraisal Report (Fannie Mae Form 1004C/Freddie Mac Form 70B)
  • Small Residential Income Property Appraisal Report (Fannie Mae Form 1025/Freddie Mac Form 72)
  • Individual Cooperative Interest Appraisal Report (Fannie Mae Form 2090)
  • Exterior-Only Inspection Individual Cooperative Interest Appraisal Report (Fannie Mae Form 2095)

This is not accurate. UAD is a set of defined responses as promulgated by Fannie Mae. XML format is a file type not different than pdf, doc csv or ppt

Since you haven't done an assignment for a manufactured home in years, please read many of the comments in the manufactured home section of this forum. When at the property take photos of the crawl space, the HUD labels on the exterior, the data plate in the interior, make notes of the information on both items, look for an installer's insignia if your state has that item or verify whether it meets the requirements for installation in your area, research whether it is being taxed as real property, if not taxed as real property research what needs to be done for it to be taxed that way in the future. Determine if the wheels and axles have been removed. Do not use UAD abbreviations unless the client demands them, use the 1004C for the report form. Use at least two manufactured home sales, all manufactured home sales are best for comparison. Once your report is complete it can be sent as a pdf or env or xml. XML does not require UAD abbreviations.

UAD was put in place after 'their' conservator FHFA demanded that 'they' revise and strengthen appraisal reporting.

Rather than spending more time to totally revise appraisal forms and incorporate UAD, 'they' shoehorned the UAD responses onto only 4 of the outdated forms.
