Not looking for comments on non-LIDAR measuring apps. Asking for feedback from appraisers who are currently using or have used the Lidar feature on the iPad Pro, either the 2020 version or the 2021 version. Comments on its ease-of-use versus laser devices.

*nevermind*

Isn't that only for inside measurements?

The Lidar on the iPad Pro should be able to take measurements either inside or outside. Hopefully, an appraiser who is using it for exterior measurements will provide his or her feedback here.

I just got my first iphone; Iphone 13 pro. I am going to use it with the Pivo tripod to document floorplans and condition for my litigation projects. I really didn't think of using it for exterior, but here you go:

I just measured my house with my iPhone measurement app, longest wall was 30+ft, iphone measured 29'10"-30'4" depending on how level I held it, which way I measured the wall etc; measurement on the Leica disto A6: 30'4 to 30' 4- 7/8" depending on how level I hold it.

The iphone lidar works better on the short walls and interior. Effective range is about 16 feet. Also it take longer than the disto on long walls.

Update:

I ducked down behind my hot tub and walked around my patio furniture so that it would be out of line of sight: The iPhone lidar came up with 30'4" on that wall, whereas the lieca a6 with line of sight; came up with 30'9". So, if there are line of sight issues, the lidar can get you pretty close.

With the new ANSI requirement coming for FNMA. Will these types of devices (including lasers) be considered ANSI compliant?

I would consider it like a surveyors tool, it is the job of the professional to use the device to complete a compliant measurement.

The issue is that whether or not the accuracy level provides data which is useful or not. There is a discussion on the ANSI standard being to the inch in the imperial system and FNMA needs to decide if they want that level of accuracy. Then; No, the Iphone/Ipad lidar will not provide accuracy to the inch past 16 foot range. There is other lidar and other tech that will get to the inch accurately.

But the accuracy is dependent on the tool. Laser surveyor tools have been around for over 30 years. Much more refined technology.
