Wonder If Interior Is Cluttered

Are you overlooking West Sacramento? :)

 
I've done one of these. The interior was actually OK. The bank wouldn't loan on it though. The reason they said was the HBU, not the clutter (or they used this as an excuse). The HBU for this property was vacant and split into 2 lots. The 2 x vacant lot value exceeded the property value vs 1 lot with improvements.

West Sac has nothing on Rio Linda. I inspected a property like that once, a godforsaken pile of guano. And yes, the inside was horrible.
 
I have done a few “horder houses”. One of the worst was in my own town. BOH inspector had nightmares over them. Dead animals in the house, kids actually slept in tents in the backyard during warm months to get away from the smell. On day it caught fire (surprise!). I could actually smell it from my house!

Oh, my appraisal? Went straight back to my office and informed the client (who canceled) then took a shower!
 
I knew a guy, a neighbor in fact, who couldn't read nor write but he could count money. He was a junk dealer basically, going to farm auctions and buying things no one else wanted and then having a permanent yard sale on-going. In fact, he was himself a credible auctioneer. This was in the country, and he had antique farm equipment, tools, about anything that could sit outside without ruining. His house set in the middle of it. Junior's wife was a large woman, but the interior of that house was immaculate and clean. They even had some nice furniture. Sometimes you just never know.
