Wood Rot on fencing

Does wood rot on fencing need to be repaired or replaced? I don't remember and can't find the info on the HUD site/Handbook. Page #?? or answer would be appreciated.
 
Fences are like pets, they are loved but have limited lives. Its an amenity but not expected to outlive the mortgage, like a roof. I don't think we are the fence police.
 
Depending on the level of rot, if it is enough to cause the fence to fall over, then I would report it as an MPR and recommend repair or removal.
If the rot is minor then report the rot and not make it an MPR.
 
i agree with the above, is is just a couple planks, some edges, maybe replace them. if a lot i have asked for repairs, or take it down. if you report rot, the lender will probable make them to be fixed, should show photo. cosmetic needs not repair.
 
I've run into this with sheds and the like. The Philly HOC says, "all improvements within the property have to meet MPR's for existing housing".

Then I guess the issue is whether or not a fence is an "improvement"...in many cases, I'd aver they are not. They are a headache. Robert Frost said "Good fences made good neighbors." I say, "Good neighbors build good fences."
