As a Certified Licensed Appraiser can I work for myself and do appraisals for another company? IE. Some appraisals I complete will be under my company XYZ while others will be completed under a separate company owned by another appraiser? I can't see any reason why this wouldn't be possible but am I missing something?

Depends on the agreement you have with your employer, as well as ensuring you stay away from any potential conflicts of interest (say, if you got an order from the moonlight gig and the COO of your employer is the seller).

I've seen it. Don't see an issue unless your employer does.

Completely up to whatever deal you have with your employer. I’ve worked two jobs for most of the past 25 years. Sometimes appraisal has been my main income and other times it’s been secondary. I saw the writing on the wall years ago with the demons that work at the GSE’s and started transitioning to this being part-time.

I did it for many years. I started out with small shops and they had me on as an independent contractor. Worked for 2 companies at once. Then hung out my shingle and did appraisals mainly for myself and kept one shop where I did their overflow. Your license is given to you, not any employer.

Should read your employment agreement. For me, I forgot to read it.
Got ratted out by someone I trusted in the bank. Still I didn't get fired. Everyone loves Fernando. Almost.

Did the bank have you on as a w2 employee? If so, yeah.

I interviewed with a firm that would have me on as an independent contractor. Told him I would still take work from this other firm and he said, "whoa! I don't want you taking work from my competition!" I responded with, "oh, so I am a w2 employee then!". When he reiterated the IC status I stood up and walked out.

It worked both ways. When my appraisal for the mortgage broker didn't go through, I would suggest going to my bank.
Two appraisals, both same except for some changes.
Win Win for everyone.
