Yes or no GLA?

I have a property that has gone in and finished attic space but...
The stairs do not meet the height requirements for code (6'8") noting that this alone does not remove the space from GLA, however as the stairs are located on one end of a large 2200 sf space and there are no windows or doors a fire in the stairs would prevent any escape? The space does not function well as you must pass through each room to pass to the next? The quality is acceptable however below that of the first floor. So the question is, would you include it in the GLA?

What are your questions?

Does the attic space conform to ANSI?
 
You have to look at like you would a finished basement. Useable area which does have value, but for the reasons mentioned it has not been included in the GLA
 
Once 3.6 rolls out - you'll have more options. You could then call it 'finished non-standard'... :ROFLMAO:
 
sounds like it does not have the same functional utility as the 1st floor so i would show it and adjusted as a finished attic
 
Are you saying there are no windows in this attic. The attic finished is nicer than an unfinished basement only used for storage and utilities. We do not know the neighborhood, but some storage value if no windows.
