channel 5 did a thing on how Zillow is not always an accurate way to determine your home's value. they matched zestimates and sale prices and interviewed agents to explain it all. And not one single mention of how you really need an appraisal to determine your home's value.

Unfortunately, I don't think appraisers are considered "credible" (and perhaps with reason?) and are considered to be under-valuing shills for bankers...not a beloved class of humanity themselves.
