1004D then Revision for any damage from Declared Disaster

If it wasn't the scope of work they can pay you to go back.

How do you know if damage was pre or post disaster however?
Didn't think about that one, thanks for the insight. Not even sure I can know for sure other than reviewing pictures from the original appraisal.
 
Do we ever learn why most of us will never do another appraisers 1004d. The main disaster is from rain and water damage, maybe wind. And you can't tell if that has happened to a house. You got another reinspection. If that nervous, again i ask, have you now learned why we don't wanna do other appraisers 1004d.

Any thoughts ? Yeah, why are you questioning things. The AMC ordered something, you completed it to the scope that they asked for. End of story. Disaster inspection and conditional property confirmation needed ? Order something new with you or the original appraiser. Where is the original appraiser ??? Geez, hold the line, respect you and your profession. IMO, appraisers should not be fully blown God complex Aholes, like some I have known but you/we should not be jello or being Tina Turner via Ike. Respect yourself and be in the middle of my description, do so with conviction especially AMC trash trying to dictate sillyness.

Just trying to be an advocate for YOU : ) I love the quote that I only first heard 6 months ago " Givers need to learn their limits because takers don't have any" This includes AMC's who could careless about individual appraisers, just a number not a real person to build a long term business relationship with. The moment some hits a number more often, takes a cheaper fee or does extra work with no compensation...bingo, you are gone. Minor little favors on occasion to client, surely. Adding a completely new work request which takes on multiples more time, effort and liability ? No sir.
 
Then why are they asking us the question only they can answer? A "full inspection" means different things to different people - it can mean viewing every room or doing a more detailed FHA-type inspection, turning on appliances, etc.

They clearly feel uncomfortable with the request- they could just say no, or that they need to make a return trip and inspect every room.
It is great the OP came to look for additional feedback which is solid to either confirm what they might already be feeling or checking if they are way off base. What they learned from mini consensus here is 1. the AMC request is unreasonable after the fact via the clear initial order/scope 2. They should question if they would even want to do a 2nd inspection for the AMC which is much larger in scale 3. They can say NO to the AMC 4. Where is the original appraiser and why are they not doing this in the first place. If the OP were to do the 2nd inspection they would of course get the parameters nailed down on exactly what the client was expecting and this was not even the crux or purpose of their reason for posting anyway. So they are 100% asking for "our' feedback if we were in the same situation.

The class should be, why do you work on the AMC plantation, with a failing grade in your case. And a beating with a stick if i was the teacher. Smart to ask here for some witty answers.
