1. Successfully complete a PAREA program,
2. Obtain licensure,
3. Complete 50 live appraisal reports,
4. Submit 10% of those to the Board for review.

NCPAC and the NC AI are against the above.
 
I think reciprocity is bad without at least neighboring the state or having a residence there of some sort.
I think reciprocity is neither bad nor good. It depends on how it's used. I know the north Texas market intricately. If I were to move to NY, and set up practice there, there is no reason I wouldn't be qualified to do review work in Texas. Depending on the niche, some commercial guys HAVE to be credentialed in multiple states. Then there's the folks who live near state borders. Then there are the folks who don't actually 'appraise' in different states but need the MLS data for whatever reason (I did this as I was part of a team who was building a forms software that incorporated MLS data).

Of course, there are the nefarious folks as well. I just don't know how you police it without either: (1) crippling those who use reciprocity legitimately, or (2) allowing the nefarious folks to operate.
 
I don’t pay attention to as many legislative issues as I have in the past in North Carolina, but I know anytime that AI lobbyist is involved, appraisers are about to get screwed. I’ve seen him argue on the wrong side of appraisal issues one too many times.
 
Big urban ghetto appraiser. Seen one bad land, seen them all. I could do inner city in any state with a good MLS system. Our core logic owned MLS covers a bunch of states.
But i know the pay scale is going to be factory production volume work. The banks in house appraisers got burned out real fast.

probably 5 to 7 years ago, I heard a revaa spokesman sit in the state board meeting and talk about their ultimate goal was having their staff appraiser working from his house in Florida signing off on appraisals all over the country. They said the AMC’s they represent will get them licensed in dozens of states and provide them MLS access all over the country. And that’s all they need. This has been in the works for a long time. So remember this when you see these people in conferences spewing their bull****. They’re world class professional unethical scumbags. And should be treated as such.

A newer client of mine does hard money loans for investors they send me hybrid appraisals on a 1004H but they pay full fee which is nice.
