Call to action for NC Appraisers

I guess everyone will be in the parea biz...

I kinda figured out what's going on....

The new forms are coming out. They predict that most of the oldies will get out, thus needing more fresh trainees to fill the mold.

The stars are aligning....
1. New forms
2. Perea to bring in newbies
3. Let the large AMCs and national firms train them.
4. Reduce the barrier to entry....Great. we have over 100k re agents in nc...this should work out well.
5. Newbies will be more than happy to do the hybrids at any fee.

i guess everyone will offer perea now to flood the market with so called appraisers.

That model seems feasible and remember anything under the FRT Deminimus of I think $400,000 doesn't require an appraisal but it does require the lender to do some due diligence regarding value.

The Evaluation or even Desk Tops or inside employees running a Avm and comps could suffice.

We had Underwriters trained to do QC and run Avm and comps. In fly over States $400k covers a lot of ground.

Not so much where I live medians are often $800k plus for cookie cutters but we have no shortage of appraisers. Lol
 
Independent Appraisers are what percentage of licenses?

I have no idea but unless one belongs and pays dues to active organization's what do you expect from these guys ?

Am I missing something here? are they supposed to be working for Independent fee Appraisers helping them.
Considering real property appraisers are the only licenses in the stable and independent appraisers are the majority, yes work for our interests. And if mass appraisers, horse appraisers, car appraisers, diamond appraisers, etc. don’t like it then lobby to be licensed and pay the $40 per year for a spot on the ASC list. Until then, work for the people who are licensed.

Within the past year, I have seen from the AMCs going from not using trainees to now saying trainees are allowed.

This is a death sentence for experienced appraisers.



For fun, call up 30 AMCs and lenders to see if they are needing any new appraisers to join their panel...let's test out this theory of under supply of appraisers.

Yep. And have you noticed how geographic competency isn’t an issue with the multi-state noobs appraising from a desk?

Okay so your saying in your market self employed fee appraisers can't survive without the large AMCs ?

No offence but that really means it's
not a real business, but just vendors who can't survive without getting orders.

If that's true there really are very few truly independent fee appraisers because their business model is totally dependent--and not independently operated except in name only.

I wish I knew someone who had a email data base to let other IFAs know what is going on.

Maybe not. Our family is one of the largest builders in nc, we know how to lobby and grease the wheels. fwiw, we were able to get out friend pardoned by the president in his last term. Look it up if you do not believe me.
