Very interesting stuff .... I have a question: What your researching is going to require huge amounts of energy. Currently the USA is operating at a energy deficit.

AI Data Centers require will huge mounts of energy. Especially in manufacturing. with robotics.

Have you come up with some ideas. Nuclear comes to mind. Take Steel can and is done by electricity. Some steel applications must use Coals.

Over time an acceptable amount of automation will be allowed to take place but guarantee there will be laws in the future to prevent total domination the government still needs workers to pay taxes

That's probly the most credible prediction we have about AI. They'll find a way to tax it.

Yes and this may be the only short term limiting factor. Unfortunately, this will also probably mean higher utility costs for the rest of us

The latter will not require data centers worth of compute power to perform.

I did ask AI if res appraisers will be replaced by AI. Answer and I am paraphrasing It said no time soon, you the appraiser are critical in the inspection of the subject and analysis of the subjects market area. It emphasized that data(markets) change and appraisers are the best source of seeing that change, Something like that!!

Unfortunately, all that may be an AI hallucination or just telling you what it thinks you want to hear. I mean there are hybrids appraisals out in the wild right now, so we know you don't need an appraiser to inspect properties. Any market data available to an appraiser is available to an AI model and any "appraiser expertise" can be trained to an AI model (more likely multiple AI agents working together) the same way we train new appraisers.

As much as some here like to claim what we do is some kind of artistic wizardry, it really isn't much more than data collection, analysis and reporting. All which can be replaced by technology TODAY. It's just that no one has found it profitable enough to put it all together.....yet.

Complex properties, commercial and lending regs may hold it off for a time, but it won't be long. Banks will lobby it's more accurate or cost effective for the consumer and it will be all over.

Anyone that wants to keep appraising should be diversifying out of residential lending appraisal work. Get your CG, specialize in private work and complex assignments all while using AI tools to improve their process.
